Important Highlights of Rules and Regulations

 

This is a very brief summary of our guidelines.  PLEASE READ OUR COMPLETE RULES & REGULATIONS FOR A MORE COMPREHENSIVE EXPLANATION.   Owners are responsible for being informed. 

 

  1. This is a smoke-free campus.  No smoking permitted in any building including interior and exterior of any unit or cottage, balconies or decks, the grounds, etc.....  One must go off campus to smoke.   
     

  2. Owning pets at Mallard Landing is a privilege. There are pet restrictions.  Dogs must be under 40 pounds.  One pet per apartment and two per cottage.....must be registered with the Council of Unit Owners/COA.  Wireless fences are permitted in cottages only, up to five feet from the cottage’s foundation.  See forms and R&R for more information. 
     

  3. Condo apartment residents are not permitted to have bird feeders on or around their balconies. 
     

  4. Any structural changes to the apartments or cottages must be approved by the Architectural and Environmental Review Committee (AREC) once you are an owner, not before.  All work must be approved BEFORE starting any work.  Please see Rules & Regulations for more details. 
     

  5. Satellite dishes are not permitted on balconies and only with special guidelines in cottages. Any existing satellite dish must be removed by seller prior to closing on the sale. 
     

  6. Enclosing balconies and decks is allowed with AERC approval.  
     

  7. Scooters, walkers and rollators are to be parked inside one’s unit, not in the common area.   The scooter must be insured and registered with the Condo Association.   Walkers, rollators and scooters, when left in a lobby for a temporary period, should be parked near the in-house mailboxes.   See Rules & Regulations for more information. 
     

  8. Waterbeds are permitted in the garden level apartments only .
