How to help your clients settle into Mallard Landing


Listing Agent: Double check the Residential Handbook is in the home and easily available for buyers when they occupy residence.  THE BOOK MUST REMAIN IN THE UNIT to be passed on to the next owner.  There is a $50 charge to replace the handbook. 

 

Condo documents, closing information, and other important documents are available in Mallard Landings’ website at on the Condo Documents page

 

An important addition to the contract of sale is the Selling Package available from the property management company.  It’s helpful to add it to the MLS Documents in your listing so Selling Agent has it available when writing an offer.  They can be obtained from SVN for $50 and billed to Seller. 
 

Selling Agent: Deliver any forms needed for pets and mobile devices to the President of the Council of Unit Owners for review. 

 

Notify both Lindsay at SVN 410-543-2440 and Amy 410-749-2842 at the club’s front desk with the following information: 

  • Date of closing 

  • Names of occupant(s) and contact details 

  • Date when they will likely move in after closing, as this determines when some fees begin and padding can be hung in elevators. 

  • Request from SVN the FOB and a personal code for buyers so they can enter locked building doors. 

  • Request an orientation for your client/buyer at the concierge desk in the Club House.
